They arranged many things for us free of charge, cooked a breakfast just for us, and went out of their way to help us. I could not say enough to support this hotel and staff. One of our students left some personal items by mistake, and the owner followed us to the airport to return them. They are amazing!"

"Baantai is a beautiful hotel, lovely large traditional rooms and friendly staff. However, as a female travelling alone, I felt it was too far from the centre of town. A tuk-tuk was needed to travel anywhere, and the area was so isolated that I felt uncomfortable returning alone late evening. I would recommend this hotel to anyone looking for a quiet spot, and travelling with a companion."

"The hotel is nice. The rooms are decent, but a bit dark- lots of teak! They do have transportation to the Night Bazaar which is nice. The Baantai hotel is far from town, so you 'll have to get a tuk-tuk to return you at night- but they are not expensive."

Very reasonable prices but rooms good (try to get one overlooking the pool) and breakfasts excellent. Pool is also very very good.
One thing less impressive is the Lanna restaurant which I think is expensive. So many places to eat in the centre of Chiang Mai that are better value, including the Night Market. Get a tuktuk into town."

"We have stayed at the Amari Rincome for each of the last 7 years. It is a medium class hotel which betters many premium establishments for ambience, service, food and value. The rooms ( go for a deluxe ) are more than adequate, the pool is lovely, the staff charming and the food really excellent. It is a cheap 15 minute taxi or songthaew ride into town so is out of the main bustle though still on a busy crossroads; the poolside rooms do not have a noise problem. The daily buffet lunch in the hotel's Italian restaurant is a delicious bargain at B280, half the price of breakfast.
The Amari does not pretend to be a luxury hotel but it is a very pleasant and relaxing place to stay and, at around B3000 per room per night from many sources it is excelleny value."

My travel agent recommended this hotel when my first preference was unavailable. The Duangtawan Hotel is clearly a tourist hotel and meant to impress with lots of marble and large lobby, although the front desk was oddly on the 2nd floor. It is not a boutique hotel with individual character. Having said that, the hotel does appear to be relatively new (I stayed in Feb 2005). My room was in fine shape, not worn out at all. The pool was gorgeous with lots of lounging options. The breakfast buffet was very extensive, and included Asian dishes (stir fry, rice porridge, etc.), continental breakfast items (pastries, tons of fruit), salad bar from the Royal Garden Project, juices, and even made-to-order omellete chef. I found the staff to be professional. Location next to the Night Bazaar was perfect. I would definitely stay again on my return visit.

The Duangtawan Hotel Chiangmai is a superior tourist class hotel located right next to the Lohkroh Night Market in downtown Chiangmai. If your room faces the north, you have an excellent view of the hills and the Doi Suthep Temple. My room had this fabulous view of Doi Suthep and the Night Market. The rates at this hotel are very reasonable - US$40 for a standard room with buffet breakfast. Walk out of the hotel, turn right and you will be at the Night Market - a hub of activity with stalls selling traditional northern Thai handicraft, fake goods and souvenirs. There are many travel agents just around the corner of the hotel in the Night Market where you can book day trips to the Golden Triangle, elephant safri tours and hilltribe tours. The hotel has an L-shaped swimming pool where you can take a dip and relax after the day's outing.

We came from a "hut" out in the country to this hotel and it seemed liked heaven! I loved the location...so much to walk to. My only complaints are that the carpet in our room was quite dirty, as was the hallway carpet, and the shower was moldy. The beds were great! We girls got our hair washed and blow-dryed for $5.00 in the salon...a nice treat. I would stay again...a great place for the price!

1. Room was not cleaned for 4 hours in spite of requesting reception to request room cleaning.
2. Recommend making one reservation per night as you get 2 hours free internet and 2 free items laundry for each stay and not per night.
3. Internet charges are a rip off. If your pop ups are blocked you do not see the log out screen and the system will continue deduction of your paid up time even after you switch off your system. They do not give you this information when you pay for your usbscription.
4, Many areas are not covered by the wi-fi hot spots.

As it's only recently opened, everything was still in very good condition. The pool is exceptionally large for a hotel, though not very warm due to it's position. Staff tried to be helpful when asked, but few spoke good English and our Thai was rubbish.
The location is very good, right on the doorstep of the night bazaar and a short walk to the moat and river.
Overall an enjoyable stay and a good breakfast!
We negotiated a good monthly rate direct with the hotel and stayed for nearly five weeks!

We switched to this hotel after we discovered the guest house we had reserved had no in-room TV and was only $10 less. The receptionist at the Duangtawan was especially friendly and helpful. My husband went twice for a massage and felt the masseur had done an excellent job. The hotel's location one block from Starbucks and next to the Night Bazaar is very convenient. We would probably stay there half of our visit and spend the other half at a more Thai-style guest house surrounded by greenery in a quiet neighborhood.

This is a place in a great location and the Internet rate we got was a great deal. Rooms in large hotels in Thailand are a little 'boring' and the atmosphere often rather dull and this was no exception. The details are not there you'd see in Europe or Australasia, BUT, for the price, could not expect more.
Breakfast was great and included, and the location next to nigh bazaar fantastic. The only genuine problem with the place was the lifts.......25 stories and 4 slow lifts is not enough, sounds a small point but when you have to check out and get a flight.......
I'd use the hotel again no problem.

i liked the location as it is very convenient to the night market,i alsoliked the fact that everyone from the person that opens the door for you, to the cleaners were very friendly . I have stayed there every time i have come to thailand, culminating in a wedding reception for my wife and myselfin may .The reception that was put on for us was superb , in fact it exceeded all my expectations. Excellent hotel, very good breakfast. Very close to night market, 10 mins from airport, staff very good, excellent pool and leisure facilities, very good breakfast, wifi (not cheap) good on upper floors on 16th was unreliable signal. Would suggest paypal to avoid sending credit info over unsecured network. Tours from outside the hotel are approx half price but the hotel arranged tour we had was far superior. We would definitely return. Found this booking service to be very good.

My husband and I enjoyed the fitness center, the comfortable room, and morning buffet. We had difficulty with the internet both this year as well as two years ago. Rather frustrating but the young man was helpful in resolving problems.

The Chiang Mai Gate hotel is great for the price. Breakfast is OK; they have a reasonably priced laundry service, with a 'budget' option, which is very quick; a free shuttle to the night market every day at 8pm; it's immaculately clean and all the staff were really friendly. We stayed in the new wing - really nice room with a massive bed - definately worth paying a bit extra. The only down-sides we found were that the hotel is a little bit out of the way from the night market, sights. etc. and although it is only Bt50 (and 5 minutes) to get anywhere we did have to walk to the main road to get a tuk-tuk on a few occasions. The only other complaint we could come up was that the only TV channels they had in English where the Discovery Health and Reality TV - good if you want to keep up with the most recent police-car chases in the US and plastic surgery procedures!

I stay over 1 night at the old wing, everything is fine and good for the value for budget stay. The room is spacious enough but it is a little old for the room conditions, but it is clean and should nothing to complaint about at such low price. If one should choose to stay for a few nights I think the new wing should be the better choice. The breakfast is reasonable good with choices of bread, rice, noodles and some local dishes. The Chiang Mai Gate hotel is recommended!

Unfortunately they were mordenizing the old wing, so there was some noise during the day. But the room was clean, good aircon, big balcony. It wa about 5 min. walk from central area, so it was quiet. Had free transfer to NightBazaar at 8 pm. Remember to claim your breakfast-ticket at reception every morning. Breakfast was buffet-type, with good choise. Will come here again next time!

This hotel is very clean and has all the necessities nearby or even inside the hotel (7 Eleven, food court, internet, massage parlors and tour operators). Staff are very friendly! Rooms are of a decent size but the main door is so thin that EVERYTHING that happens outside in the hallway can be heard clearly from inside (just hope to God that the ppl staying on your floor are quiet!). TV channels are sufficient with enough English channels to watch. Toilets are TINY, but clean. You will definitely wet the rest of the floor for sure if you have a shower, so wear slippers when you get out! Finally, it takes about 25 - 30 mins to walk to the night bazaar! Trust me! It's NOT a 10 min walk! This hotel on the whole is cheap and was pretty much what i expected. It was well worth the money!

We stayed at the Downtown Inn last year, over the Christmas period. It is fine as a base which is what we used it for. Very handy for the night market (fantastic) and a very good German Owned Bar/Restaurant, Food, Beer, Staff, all very good here. All the Thai people are very frendly and helpfull. It really is the land of smiles. A 5 min walk up or down the road takes you to all the Bars and eating places you want. The hotel is fine. A/C, en-suite, good breakfast, very good staff. give

discovered it in the net. was very skeptical at first but having talked to them on the phone first, felt reassured. they booked me without any deposit/credit card nos. nothing! purely on my word. how often does that happen in this world? they received me on arrival at the airport and whoosh was at the hotel in a jiffy, right behind the night market and yet away from all the din of the same. it is a lovely boutique hotel with very nice,smiling and helpfull staff. the all inclusive breakfasts were
good and had a wide variety of both american and thai. excepting for the bathrooms being too small, i found the hotel a fantastic discovery with a good room rate and very reasonable food and drinks in their restaurant. i loved chiang mai and this hotel was the topping on my pudding

Stayed at this hotel in May in a deluxe room. The room is at direct heat from the afternoon sun. When we were back at the room about 5p.m. it was like a furnace, so the air-cond takes a long time to cool the room.

Our first impression was of a little hotel down a small track, but once we got settled in we found it to be one of the nicest and friendly hotels we had stayed in. The atmosphere was relaxed and the little cottages clean and homely, the staff were very helpful and the meals delicious. On the last day the whole staff came out to wave goodbye. All in all a wonderful experience.

I stayed for 13 days, the room was clean and the hotel staff was helpful. Only the problem is the wall to the next door was so thin that I was woken up late at night or early in the morning by crazy travelers. The breakfast was not great, but good enough. About the location, it's not too far from town. I could take red bus to town at 10 Baht, and it's only 15 minutes walk to Central Shopping Center. I like it that it's away from the noise of town, I enjoyed staying this hotel. Who can complain at this rate, anyway? I'll stay here again next year.

I had a chance to stay at Holiday Garden hotel. The overall hotel decorate was quite impressive, very simple but got style. The room is nicely decorated with northern Thai style but the view was a bit poor. My room window faced the tall buidling, no Garden view! However, the room cleanliness is exceptional. But if you could easily get bored with continental breakfast, stay there only 2 morning maximum,,,no food variety there.

Clean hotel, 8 mins walk from the night bazaar but quite near good facilities, ie. internet cafes and good restaurants. Breakfast was very poor and did not accomodate itself to a western-style breakfast, literally nothing to eat - had to request cornflakes and the bread etc. was very poor. The worst breakfast we ate in the whole of our stayin Thailand. Caters for Asian visitors so can be noisy and did not render itself well to the Western visitor.

I stay there for 5 days in Feb this year and was quite shocked to see that the hotel had change management and there the hotel facility are basically zero! Quite an disappointment, the only consolation is the staff at the hotel are still friendly & service orientated.

Staff are helpful and pleasant. One young man at tour counter, even offered to help us with our land tour even though he was already off duty. My friends and I were impressed with his great attitude but we felt it was really unfair to impose on him. So, we couldn't accept his willingness. Maybe it would be great if the breakfast can have different varieties for different days. We were there for 4 morning breakfast and they were same dishes. If local fruits, example mango, gauva, can be included, it would be great.

You do not need the biggest house with the most beautiful sourroundings to have a great hotel. This hotel was beautifully designed within its scope of possibilities. It is a normal thai house from the outside, but inside, nicely furnished and little design objects here and there. The staff is extremly helpful.However, might be a bit too loud, if you are sensitive (you are in the center of the town!) and you must get used to having the shower next to the toilet in one room - might be uncommon for westerners.

At the Porn Ping Tower where we stayed on our last visit to Chiang Mai they charged 800 Baht for the double, breakfast-buffet included. The rooms have air condition, TV and mini bar and there is a nice swimming pool on the 3rd or 4th floor. The only problem is the hall in front of the breakfast room, which is only some 2 metres high with occasional beams in the ceiling that leave a height of 1.80m only, definitively too low for many tourists.

There is very little meaning in sharing your opinion on whether a hotel is good or bad if you do not speak in relative to the price. It is definitely an very average hotel, the furnishing in the room are dated in design and condition. However, if you are looking for a comfortable and clean place to stay, at this price it represents good value for the Pornping Tower in Chiang Mai. It has great location being 2 minutes away from Night Bazzar. Amenities are great too with mini-mart and thai traditional massage at door step you can't really complain too much.

The first night I stayed there was a very loud party next to the pool. I could hear the P.A. system very clearly in my room and it was impossible to sleep until the party was over.

From the moment I entered this establishment I was treated with great respect and importance. All of the staff made me feel right at home and were fun to laugh with. They were better than the staff at a 5star hotel in Bangkok! The buffet breakfast was delicious and the food was readily replenished. This is not the cheapest place to stay in Chiang Mai, but it was worth the money spent. The rooms were clean, bottled water provided, and close to the night bizarre. I would stay here again.

Everything was perfect given the price. Breakfast is good and staff are all very friendly. It is about 10 minutes walk to the Night Bazaar which is good especially after having a heavy meal.The room is well-maintained and clean. June2005 Delux rooms very large & comfortable, complete with beautiful fruit bowl on arrival. Breakfast excellent. Large pool & lounge area. Gym has plenty of cardio equip, a little short on free weights though there is a multigym. Was very quiet so pleasant to work out in. Location about 15min walk from nightmarket so removed from any potential noise yet very well positioned. Ping river v close for river trips. Extremely good value for money. I stayed for 2 nights in the Empres Hotel. The hotel was quite nice and is centrally located. The hotel seems to be a popular hotel for tourists, particularly those on organized group tours. The rooms were nice and the staff were friendly. The breakfast was pretty good, with a decent amount of variety. I would recommend this hotel if staying in Chiang Mai.

The staff were all very welcoming.The Empress hotel is well located for Chiang Mai in a quieter area, but within walking distance of the night market, and a short tuk-tuk ride from the old city. I would have no reservations about staying here again.

Good location - walking distance to Night Market, other markets, river, Old Walled City, Starbucks etc. Also liked the pool (2) and gardens... comfortable and relaxing spot to come to after a hot humid day. Internet cafes, laundries (20 tbt per kilo for washing, a bit more for ironing -- much better than using hotel laundry) close by.
Rooms were on small side, but standard of room good. Staff generally helpful.

The Park Hotel is a relaxing and comfortable place to stay. It is not in the middle of town, but is only a 10 minute ride from the city center, as Chiang Mai is quite small. The rooms were spacious and spotless, and there was maid service daily. The bathrooms were great--very nice marble, and the bathtub/shower was great. The satellite tv gets many channels, and the rooms were very quiet.
The breakfast was excellent; great food, exceptionally friendly and attentive staff, and a warm atmosphere. They had American style scrambled eggs, omelettes, various fruits and veggies, different breads, thai food, cereal, milk/tea/juice/coffee etc...Even more than the delicious food, the staff was great. I highly recommend this hotel and would definitely stay there again on my next trip to Chiang Mai.

The Park Hotel is excellent value for a good quality hotel. I was a woman travelling on my own and ended up twice extending my stay there! The staff are very helpful and friendly and the facilities are excellent. The rooms are clean with great views and the buffet breakfast is extensive, catering for all needs. The roof top pool is lovely (if a little shallow!). I liked the location out of the hustle and bustle of the centre, but it is still only a few minutes ride in a bus or tuk-tuk into the old town or to the night market. And only about 20 Baht on the bus!
I had no dislikes and would use The Park again.

Now that we have stayed at Rachamankha, we could never stay anyplace else in Chiang Mai. The buildings and grounds are elegant in a very understated way. Everything is white, which allows the wood art and the Chinese antiquities to be showcased beautifully. The reception and service are delightful and sweet, and the food is delicious and varied. It is an absolute treasure, true value for the money.

This hotel is full of character; filled with antiques, beautiful open air courtyards, and wonderful flower arrangements. The staff are extremely welcoming and friendly. Even the owner was around and gave us a box of chocolates before we left. The hotel is in an excellent location which is right next to a wonderful buddhist temple and quietly tucked away for an afternoon next to the pool. The rooms are not overly luxurious but full of character and have what you need. This hotel is reccommended for travellers that appreciate character, and peace & quiet.

This place is so nice and tranquil hidden away in the old town centre and recently built but it looks 100 years old. The pictures on the web site do no do it justice. The food is amazing as well. Simply the best place i stayed in Thailand.

The Rachamankha is a superb boutique hotel in every respect. It is stunningly designed with tastefully sophisticated decor, gorgeous grounds, and impeccable service. It is right in the heart of old-town Chiang Mai but, once inside its tranquil walled garden, you are transported into a zen-like oasis of elegance. Quite simply, one of the nicest hotel properties I have experienced

The hotel is nice except in the room has no window. The hotel decoration is unique and charming. We will go back end of the year.

The pictures do not do this place justice! The architecture alone is worth the price of the stay. The people made us feel welcome all the time and service was impeccable. Would highly recommend the hotel.

This resort is unbelievable!!! We stayed there for 5 nights recently and fell in love with it. We were picked up from the airport by their guest relations manager nonetheless - and she was as cute and sweet as a button! The hotel is nestled just outside of Chiang Mai, but has easy access to Chiang Mai through the city taxi and hotel shuttle. This is not a place for partiers - we wanted to find a nice quiet place to stay away from the city bustle and we found it. It was perfect. The food in the restaurant was good, the laundry service was prompt, the swimming pool was clean, the rooms are spotless and well-maintained, the bathrooms were nice. I have no complaints - really.
The staff were amazing and knew us by name. All the tours are booked through them and at a reasonable price. The scenery and environment of the resort was breathtaking. We woke up every morning to the chirping of birds and the bamboo chutes knocking together lightly in the wind. We sat on our balcony and enjoyed their free breakfast, serviced directly to our room at no-charge.
If u don't enjoy the bustle of the city all the time, then stay here - you won't regret it

mosquito in my room and there should be a fan in the bathroom to evacuate the moiture after the shower.

I would suggest to upgrade the Huay Kaew Wing and their reception area at Level 6. The next trip I would like to stay at the other wing which is more cosy and nice.

We were not sure what to expect in this rather out of ther way place - but the Maekok Resort is fantastic. It is very well managed, highly personable, the staff are second to none and the location - well few other places can be so well situated.

We stayed in 5 star hotels in our stay in Thailand - and whilst the Maekok Resort is not 5 star - it was certainly our favourite hotel. We were impressed with everything, and whilst is more expensive than other places around, you do get value. Anyway, the community project work that the resort is involved with is impressive and so you know the extra dollars are going to a good cause. The owners - Bryan and Rosie Massingham run a great place and make every body feel welcome.

Flew in from Samui and were met by the hotel for collection, very helpful. I booked this place as pot luck as I didnt fancy the concrete blocks in CM of which very few had any good reviews. Its a bit far out so you will need a bike or car but it really is at it looks, which was great, there are only 9 houses so its very intimate. You are treated like one of the family by the owners and the rooms are quite unique, this place is definitely worth a stay, as I found the price compared to Chiang Mai very reasonable.

We are being served warmly and felt enjoyable and warmful like home. the owner of the son will always appeared whenever we reach the Fern Paradise and answer our queries with humble (just like a brother to take care for the sibling). We were touched by the owner -Mr Tan spirit for the Fern establishment and the stories behind it. It is really a wonderful experiences !
